A major metropolitan developer had previously advanced the creation of a unique Manhattan land parcel with a Special Permit from the City Planning Commission. The complicated land usage required that a pair of small townhouses within the parcel be treated in such a fashion as to bring them up to current building codes, and to reconfigure them in various ways so as to be developable in their own right. The project required the relocation of a duct related to the exhausts from an adjoining lot, a duct the size of a building. Moreover, all new egress paths had to be established for a highly complex array of scenarios from several structures within the parcel. Fire escapes on facades were reconfigured, and an all new residential floor was designed for one of the buildings. The architects worked with the developers for a number of years helping to conceive the proper strategy for the site, along with many legal, zoning and code experts. Back to Portfolio: Commercial |
