A developer purchased that rarest of Manhattan properties, a vacant lot in the Upper East Side Historic District, and proceeded to envision an even more unlikely intervention. Manhattan’s first LEED-certified single-family townhouse was to rise between a historic club building and a driveway that permitted a corner exposure. The townhouse is designed to be an ecological showcase, featuring a geothermal well; a green roof; high-performance glazing; radiant floors; a glass-paved courtyard with waterfall; rainwater harvesting system for irrigation; ethanol fireplaces; and many recycled and locally-produced building products and finishes. Of less environmental relevance but equally ambitious are the glass-enclosed elevator cab and shaft; elliptical stair of architectural concrete; an indoor/outdoor underground swimming pool; and highly-developed “smart-home” controls for lighting, shades, and audio/visual systems. It was Abelow Sherman Architects’ responsibility to take Preston T. Phillips’ design and shepherd it through the parallel phases of detail development; documentation; building code and preservation district approvals; and construction administration.
